FINALIZING CHANGES
Permits
The standard allowance for building permits (Building/water etc.). Depending on the area,
overages can occur and are paid by the buyer.
Excavation
It is recommended that the buyer(s) obtain a test for subsurface conditions. It is assumed that no
rock or shale will be encountered during excavation. It is assumed that no other abnormal
conditions such as streams, unstable soil or misplaced utilities will be encountered during
excavation. In the event any of these conditions are encountered, the buyer will pay all
additional costs to resolve the conditions. Excavation includes backfill and grade.
Site Preparation
It is assumed that the build site is a clean residential lot within “normal” development condition.
Additional work to clean the lot, tree and brush removal, fill dirt or grading to prepare the site are
additional cost to the buyer(s). Builder will make every effort to save trees on site if requested,
however, it cannot be guaranteed that unforeseen damage to roots may occur.
Foundation
All footings and foundation walls are poured with 3,000 psi compressed strength concrete.
Foundation walls are 9ft. Egress windows will be per print but may be relocated if elevation
presents issues. Minor imperfections in concrete are expected and include small cracks,
discoloration, and exposed aggregate.
Damp Proofing
One coat of hot tar or equivalent will be applied below grade. Drain tile will be installed and
covered with gravel. One pit for sump installed sump line is not buried.
Framing
Framing will be done per agreed upon design/print. Changes to framing after framing starts will
incur additional costs to buyer(s) and require a change order signed by all parties. Some areas
require the build to be 100% to print. In those areas small changes may require architectural
blueprint changes and submittal to city/county. Additional architectural drawing fees will be paid
by the buyer(s). Smart trim used on fascia, soffit, and window trim. Side and back of house will
be covered using hardy/smart siding panel. Exterior facade will be a mixture of lap, shingle and
board and bat siding. Stone is included at garage ends at chair rail height and at front entry area
chair rail height. Additional stonework, stucco, w-truss, and other decorative finishes and/or
decorative window trim is considered an upgrade.
Windows
All windows are Silverline series. Colors included at base price are white or beige. Grills are
included in front elevation only with Prairie or Colonial style. All doors are Masonite. Front door
is a Masonite fiberglass “craftsman style” door or equivalent. Changes to doors or windows, or
additional door and windows are per quote. All windows are single hung or picture unless
specified in writing. Other windows can be supplied but will be considered an upgrade. Screens
are supplied on operable windows only.
Roofing
30 Year composition Certain Teed roofing or equivalent. Color is weathered wood. Other
colors/styles available but may have an additional cost and may require HOA/Developer
approval.
Garage Doors
Delden Aluminum insulated garage doors or equivalent. Vintage Recessed, Vintage Bead
Board, Ovation Shor Panel or Ovation Long Panel options. Garage door openers are not
included. Decorative hardware is available as an upgrade charge. Other garage doors are
available per quote and may require additional cost to buyer.

Flatwork
All flatwork is per plan and to meet city codes. Sidewalks are to meet city code/developer
requirements and are based on a standard lot (⅓ acre or less). The driveway is included and
based on a standard lot with 42x30 finished size. Additional length or width is at buyer’s
expense. Patio is approximately 12x15 per plan; additional patio finish is considered an upgrade
and is per quote. If elevation prohibits patio a deck will be constructed. If the lot requires
sidewalks, buyer(s) will be responsible for the additional cost.
Deck
Deck is constructed of CCA frame and decking with cedar post and rail. Spindles are decorative
aluminum. Up to two stairs included (over two stairs will be an additional cost to buyer(s). Cedar
decking is an upgrade and by quote. The Anderson ll plan does not include a deck. If a deck is
required, it will be constructed as noted above.
Walkout Package
Includes deck as noted above, framed, and insulated down walls. Concrete patio
(approximately 12x15) below deck (or directly out walkout door). Up to 4 windows and full view
door. This package is an additional cost to buyer(s).
Guttering
5” -5/16” aluminum guttering and downspouts. Color to match as close as possible to trim and
body colors. Note- some colors will be more difficult to obtain an exact match for gutter colors,
builder cannot guarantee exact match. Concrete splash blocks included. Buried downspouts
are quoted.

electrician before wiring. You will have the opportunity (within a reasonable time) to walk through
and adjust locations and add additional lighting/switches. If you choose to add additional lighting/
switches, there will be an upcharge and change order.

Large base for the main floor is not included in closet spaces.

Appliances

damaged appliances bought outside of our Factory Direct.

All paint is Sherwin Williams or equivalent.
Exterior includes base color, one enamel (trim) color, and either one accent or stain color.
Interior includes two wall colors, one trim color (enamel) and one stain color.
(Additional colors are an upgrade charge)

Mirrors
Plate mirrors included in all bathrooms. If customer request, wood trim frames can be built for
Master bathroom, must be requested at time of trim work. Wood trim frames for any other
bathrooms are quoted and additional cost to buyer.
Shower Doors
Master bath shower heavy glass with brushed nickel or ORB hinges included. All other shower
doors are quoted and considered an upgrade charge.
Landscaping
Dependent on development requirements.
Sod included on std city lot (.35 acres and below)
Landscape: 2000 allowance or by community or city code.
Sprinkler system installed per subdivision requirement at additional cost
Final Grade
Final grade is included in excavation cost. The yard is graded to plot plan and code
requirements. It is very difficult to get a yard to drain completely, and to do so without flooding
adjacent properties. NZC does not include retaining walls or French drains in the final
grade/landscaping. If you have concerns, please discuss with the builder in advance. All
retaining walls and French drains will be installed at buyer’s expense.
Radon
Stubbed for Radon. Mitigation is at buyer’s expense.
